Renting Off Campus

Choosing A Place

There are many options to consider when determining where to live.  Students should take time to consider all of their options, become informed about the housing search process, and understand the terms of leasing.  Many students will first have to decide whether they would prefer to live on-campus or off-campus.  Some of the reasons a student may choose to live in on-campus residence halls are their convenience to campus, enhanced safety features, and social programs.   Students choosing to live off-campus generally cite the desire for additional responsibilities, inclusion in the local community, and an apartment selected by the student.

Leases

Leases are legally binding contracts.  Most of the leases in the area are 12-month leases.  Some leases may be for an entire apartment, while others will be for a specific space or room in the apartment.  Tenants should always read the lease carefully and understand the terms of the lease before signing.  A lease will include pertinent information regarding the responsibilities of the landlord and tenant.  A lease may be negotiated before signing, although both parties will have to agree upon the specific changes and note it in writing.  Tenants may be held jointly and severally responsible for the terms of the lease.   This means that a tenant and any roommate(s) are jointly responsible for any charges, rent, or damage to an apartment.  The landlord has the right to pursue tenants individually or collectively to receive payment.  It is important to find a trustworthy roommate because if they miss making a payment, the landlord may look to you for the missing income.  If you have questions about a lease, you should ask the landlord before signing the lease, or contact Student Legal Services at sls@purdue.edu for more information. 

Renters Insurance

Most landlords have insurance which covers the property but does not include tenant belongings.  Renters insurance is a way to protect yourself in the event of theft, fire, or other scenarios which cause damage to your belongings.  Some leases also indicate that renters insurance is required.  Tenants insurance is relatively inexpensive and can usually be purchased through home or car insurance companies. Families may also want to look at their current homeowner policy as some homeowners policies will cover renters insurance for students.

Move-In/Move-Out

It is important to document the condition of the apartment at both move-in and move-out.  Use an apartment condition checklist to document any maintenance or repair issues found in the apartment.  In addition, take photograph and/or video of the apartment upon move-in and move-out to show the apartment is being returned to the landlord in similar condition to the way it was received.  Documenting the property is one of the best ways to receive your security deposit back after moving out.
